Down Payment Assistance Programs

There are several down payment assistance programs available throughout the state of Texas. All programs are based on credit and income. The minimum credit score requirement is 620 and there are annual income limits that vary from program to program.

Texas State Affordable Housing Corporation (TSAHC)

This down payment assistance program is widely known as Home for Heroes and provides assistance in either the form of a grant or a 3 year forgivable community second. It does provide assistance to both Heroes and Civilians. Available state wide and does not have a first time home buyer requirement.

South East Texas Housing (SETH)

This down payment assistance program provides down payment assistance in the form of a community second loan. Forgiveness can be either 3, 7 or 10 year terms. Not available in Travis County or city limits of El Paso, Mckinney, and Grand Prairie. Do not have to be a first time home buyer to participate in the SETH program.

Homeownership Across Texas (HAT)

This down payment assistance program provides grants to help qualified homebuyers. HAT Grants are not loans and never need to be repaid. Not available in Travis County or city limits of El Paso, Mckinney, and Grand Prairie.

Texas Department of Housing and Community Affairs (TDHCA)

This down payment assistance program provides assistance in the form of a community second. They currently offer this in a 3 year forgivable or a 30 year repayable. The 30 year repayable just means you would repay the assistance funds out of the proceeds from the sale or refinance of the loan. Also have two different programs to choose from, My First Texas Home or My Choice. My First Texas Home is exclusively for first time home buyers. My Choice is an option for non first time home buyers.
