What jobs are considered a HERO?

This has expanded over recent years and includes but not limited to; All branches of Military (active, reserve, and veterans), Law Enforcement, Firefighters, EMS, Teachers and all other faculty, Nurses and all others in the medical field, and Correctional Officers.

Do I have to be a resident of Texas?

No! You can be relocating here from another state and still utilize one of the many down payment assistance programs available.

Do these programs have higher interest rates?

These programs are very competitive and in line with market interest rates or better depending on the option you qualify for. Many home buyers end up with lower interest rates with an assistance program than if they had paid their own down payment!

What out of pocket costs do I incur?

The same out of pocket costs apply as on any other program - Earnest money, inspections and closing costs. You can opt to have assistance go towards closing costs or negotiate to have those paid by the seller of the home.

Is this just for the assistance funds?

Not exactly. The assistance and home loan come together as a combo. They cannot be separated.

What is the minimum credit score to obtain down payment assistance?

Down payment assistance programs start at 620 credit scores and up.

What is the annual income limit?

    Each program has an annual income limit. It varies from program to program and varies in how it is determined. Some are based on household income and others are based on income for whomever is going on the loan application. A specialist will go over the specifics for your situation.

Do you have to be a first time home buyer?

No! You don't have to be a first time home buyer. This can be your second home or third and so on...All programs do require you intend to occupy the property as your primary residence.

Am I required to stay in the home for a certain amount of time?

No! You are able to move freely as your life demands. Note that some assistance is a grant and others are a community second. On options with a community second, the assistance would be repaid upon sell or refinance the home if the forgiveness period has not passed yet.
